Downspout & Foundation Drainage in Lexington, KY

Why roof water is the problem

Rain on a roof is concentrated rain. Instead of soaking evenly across the lot, the whole roof's worth of water lands in a handful of spots at the corners of the house. On Lexington's Maury and McAfee soils, where the USDA-NRCS puts clay subsoil less than a foot down, that water cannot soak in fast enough. It pools against the foundation, saturates the backfill, and finds its way through the wall or under the slab.

The Kentucky Geological Survey's land-use notes for Fayette County point out a second problem: the clay-rich soils here can swell when they take on water, and they name percolation, drains, lawn sprinklers and leaking lines as the sources. Wet backfill against a basement wall does not just leak; it pushes. Keeping the soil next to the house consistently drier is a structural favor, not just a moisture one.

Underground downspout lines

The cleanest fix is to take each downspout underground in solid, smooth-wall pipe and carry it to an outlet: a curb, a rear swale, a daylight point, or a pop-up emitter in a lower part of the lawn. Solid pipe, not perforated, because the goal is to move roof water away, not to let it out along the way. Smooth-wall rather than corrugated, because corrugated pipe holds debris and cannot be cleaned with a jetter.

Each downspout gets an adapter with a debris filter or a small catch basin at the base so shingle grit and leaves can be cleaned out without digging. Lines are laid with steady fall to the outlet, and separate downspouts are joined with proper fittings rather than jammed together. Where the line must cross a walk or driveway, it is sleeved. On lots with no fall, a downspout line may need to feed a sump instead; the assessment tells you which.

Curtain drains and footing drains

When water is reaching the foundation from the yard rather than the roof, an interceptor is needed between the two. A curtain drain is a French drain set a few feet from the house on the uphill side, deep enough to catch water moving through the soil before it gets to the wall. Downspout lines often tie into the same trunk, so one trench does two jobs.

A footing drain runs at the base of the foundation wall itself. On an existing house that means excavating to the footing, which is a bigger job, and it is normally combined with cleaning and sealing the wall and adding a dimple membrane before backfilling with stone. Whether you need a footing drain or a curtain drain depends on where the water is entering and how the house sits on the lot. Many Lexington basements stay dry with a curtain drain and downspout lines alone; a footing drain is for water coming in low, at the cove joint, that an exterior interceptor cannot reach.

Grading the first ten feet

No drainage pipe makes up for soil that slopes toward the house. The first six to ten feet from the foundation should fall away, and on older Lexington lots it commonly does not: settled backfill, years of mulch, and raised beds leave a trough against the wall. Regrading that strip with clay fill - not topsoil or mulch, which hold water - and re-establishing the slope is part of nearly every foundation drainage job.

Splash blocks and short extensions are better than nothing but they rarely get water far enough on clay. If a flexible extension across the lawn is what you have now, and it is getting mowed over or kinked, that is exactly the situation an underground line replaces.

Downspout & Foundation Drainage questions

How far from the house should downspouts discharge?

Far enough that the water does not come back. On Lexington clay that means at least 8 to 10 feet with surface extensions, and ideally all the way to a curb, swale or lower lawn area with an underground line. Discharging onto a slope that runs back toward the house is the same as not moving it.

Can downspouts tie into the sanitary sewer or the storm sewer?

Never the sanitary sewer; Lexington's sanitary and storm systems are separate, and roof water in the sanitary line contributes to the overflows the city is under an EPA consent decree to fix. Connecting to the public storm sewer requires the city's approval and usually is not the practical route for a house. A curb outlet to the gutter is the common legal path to the storm system.

My basement leaks at the floor-wall joint. Will downspout lines fix it?

They will help, and on some houses they solve it, because most of the water at the wall came off the roof. If water still comes in at the cove joint after roof water and grading are handled, it is coming from below the footing or from a perched water table on the clay, and that is when a footing drain or interior drain and sump become the conversation.

Is corrugated pipe okay for downspout lines?

It is common because it is cheap and bends easily, and it is the pipe most likely to be clogged with roof grit and roots in ten years. Smooth-wall pipe costs a little more, holds grade better and can be jetted clean. On a line you are burying under a lawn once, it is the right choice.
