When a sump makes sense, and when it does not

A sump system collects water in a basin below the level you want dry and pumps it up and out to a discharge point. It is the right answer when water is arriving below grade and there is no outlet lower than the water. It is the wrong answer when the water is arriving from the roof and the yard and could be kept out of the basement in the first place; a pump running every rain is often a sign the exterior drainage was never done.

The order on a wet Lexington basement is: downspouts and grading first, exterior interceptor drain where the lot allows, and a sump where water is still coming in at the floor. The USDA-NRCS descriptions of the Maury and McAfee series explain why so many basements here need that last step. Both have clay subsoil beginning under a foot down, and McAfee sits on limestone at 20 to 40 inches. A basement dug into that profile sits in a bathtub of clay with rock not far below, and water that perches on the clay finds the footing.

Basement sump systems

An interior perimeter drain is cut into the slab along the wall, sitting on the footing, and collects water at the cove joint before it can reach the floor. It drains by gravity to a sump basin set in the lowest corner. The basin gets a sealed lid, a pump sized to the inflow, a check valve so the discharge line does not drain back, and a rigid discharge line that exits the wall above grade and runs away from the house.

The discharge line is where most sump installations go wrong in the Bluegrass. A pump that dumps water two feet from the foundation is pumping the same water in a circle. The discharge should be carried in solid pipe to a curb, swale or lower lawn area, well clear of the house, with a freeze-protected outlet so the line does not lock up on a January night. NWS normals put Lexington's average snowfall at about 14 inches a year, and cold snaps well below freezing are normal; a frozen discharge line means a flooded basement in the next thaw.

Crawlspace and yard sumps

Crawlspaces in Lexington often sit directly on clay and hold water for weeks after a wet spell, which drives moisture and odor into the house above. A crawlspace sump is a basin set at the low point of a graded crawlspace floor, sometimes fed by a shallow perimeter drain under a vapor barrier, with the pump discharging outside the same way a basement pump does.

A yard sump handles the flat lot problem. Where a French drain or catch basin collects water in a low area but the lot has no fall to an outlet, the collector drains into a buried basin and a submersible pump lifts it to the street or a swale. It is a legitimate solution when the alternative is a permanent pond, but it comes with the honesty that a pump is a machine that needs power and will eventually need replacing.

Backup power and maintenance

The storm that floods your basement is the storm that knocks out power. A battery backup pump, or a water-powered backup where water pressure allows, keeps the basin pumping through an outage. On a finished basement it is not optional. A high-water alarm is a cheap addition that tells you the primary pump has failed before the carpet does.

Where should the sump discharge go?

As far from the house as fall allows, to a curb outlet, swale or lower part of the lawn. Never onto a neighbor's lot, never into the sanitary sewer, and never into a sinkhole. A pop-up emitter in a lawn area works if the lawn drains; on flat clay it may need to reach the curb.

Do I need an interior drain or is a sump pit alone enough?

A pit alone only handles water that reaches that corner. If the basement takes water at the cove joint along more than one wall, an interior perimeter drain collects it everywhere and brings it to the pit. If the water shows up in one spot near the pit, a basin alone can be enough.

Will a sump pump lower the water table under my house?

Locally, yes. It creates a low point that water in the surrounding clay and stone moves toward, which is why an interior drain plus sump keeps the slab dry. It does not change the hydrology of the lot, so exterior grading and downspouts still matter.

How loud is a sump pump and how often will it run?

Modern submersible pumps in a sealed basin are quiet, mostly a hum and the sound of water in the discharge line. How often it runs depends on inflow; after a big spring storm on saturated clay it may cycle every few minutes for a day or two, then rarely in dry spells. A pump running constantly in dry weather points to a groundwater source or a leaking line worth investigating.
