Yard drainage is the whole picture: where rain lands, where the lot sends it, and where it gets stuck. Most Lexington yards need a combination of small moves - regrading, redirecting downspouts, a short drain, a swale - rather than one big trench.

Water pools for one of three reasons: it lands faster than the soil takes it, the surface has no slope to move it, or it is coming in from somewhere else. Lexington has all three. NWS normals show the city averaging roughly 50 inches of precipitation a year, with May at about 5.4 inches. The USDA-NRCS describes the Maury series as well drained with moderate permeability in the surface layer, but that surface layer is 9 inches thick and the clay beneath it is what a compacted subdivision lot actually presents to the rain. And with houses built close together, one neighbor's downspouts and driveway routinely drain across the next lot.
The assessment sorts those causes out. We look at how long water sits, whether it is clear or muddy, whether the grass is drowning or just thin, where the downspouts point, and whether the low spot is a shallow dish or a deepening depression. A dish is a grading problem. A deepening depression on limestone is something we take a much closer look at.
Downspout redirection comes first. Getting roof water 8 to 10 feet from the house, or piping it underground to a legitimate outlet, removes the single largest source of water at the foundation on most lots. Regrading comes next: cutting and filling so the surface falls away from the house and toward an outlet, usually a shallow swale along a property line. These two fixes solve a large share of Lexington yard complaints without a single perforated pipe.
When there is subsurface water or no room to regrade, a French drain intercepts it. When surface water collects in a specific low point, a catch basin with a solid drain line moves it. When a paved area sheets water toward the house, a channel drain catches it at the edge. Dry creek beds - a lined, stone-armored swale - handle heavy surface flow across a yard and look intentional doing it. The plan you get uses the least system that will actually work, in that order.
Fayette County sits on the Lexington Limestone, and the Kentucky Geological Survey describes the whole Inner Bluegrass as karst: springs, sinkholes and sinking creeks where surface water drops into dissolved channels in the rock. Some yards have a spot that seems to drain perfectly. That can be a sinkhole throat under a foot of soil.
Two consequences for yard drainage. First, we do not deliberately route collected water into a depression that takes it, because KGS warns that karst aquifers deliver whatever enters them straight to groundwater and springs with no filtering, and that concentrated flow moves soil into the void and can trigger cover collapse. Second, if a depression in your yard is getting deeper or a new hole has opened, the right first call is not a drainage contractor. KGS maintains a cover-collapse sinkhole reporting tool, and a geotechnical evaluation may be needed before anything else is done on that part of the lot.
Some Lexington lots are flat, are downhill of everything around them, and have no legal outlet lower than the low spot. Drainage cannot create fall that does not exist. In those cases the options are a dry well sized to what the clay can actually absorb, which is not much, a sump and pump to lift water to an outlet, or a planted rain garden that turns the wet spot into something that thrives on being wet. We will tell you which of those you are looking at rather than selling a drain that cannot work.
The other honest point: the public storm system in Lexington ends at the inlet. Runoff crossing your property from a neighbor is a private matter between owners, and grading that pushes water back onto someone else's lot trades your problem for a dispute. A good design finds the outlet that harms no one, even when that takes longer.
Questions
New subdivisions in Fayette County are typically graded with the topsoil stripped and the clay subsoil compacted by equipment, then a thin layer of topsoil and sod laid on top. The USDA-NRCS soil descriptions for Maury and McAfee put natural clay at 7 to 9 inches; on a graded lot it can be at the surface. Water has nowhere to go until the sod roots and organic matter rebuild some structure, and often not even then. Regrading and a shallow drain usually fix it.
Rarely as the only outlet. A dry well works by storing water and letting it soak into surrounding soil. Bluegrass clay accepts water slowly, so a dry well fills in a big storm and stays full. It can be a useful buffer for a single downspout on a lot with no other outlet, but it is not a substitute for fall to a real discharge point.
Usually the route can be chosen to avoid mature plantings, and trenches through lawn are restored with sod. Beds may need to be lifted and replanted where a line must pass. You will see the route on the plan before anything is dug.
Routine residential grading and private drain work on your own lot generally does not require a building permit, but anything that connects to the public storm system, alters a drainage easement, or disturbs a large area falls under LFUCG's stormwater rules.
