Grading is the drainage fix that needs no pipe. Reshape the surface so water falls away from the house and along a shallow swale to an outlet, and a lot of Lexington drainage problems simply stop. It is the first thing we look at and the thing we recommend most.

Before any water gets into the soil, it runs across the surface. On Lexington's clay-based soils that surface phase matters more than usual, because the USDA-NRCS puts a clay-rich subsoil under 7 to 9 inches of silt loam on Maury and McAfee ground, and water that does not run off sits. A lot graded so water falls away from the house and toward a low edge sheds most of a storm before the soil is asked to absorb any of it.
The Kentucky Geological Survey describes Fayette County's topography as gently rolling. Gently is the operative word. Many lots have only a foot or two of total fall across the whole property, and builders often used all of it at the street, leaving the back yard flat or dished. Regrading redistributes that fall so it works for you.
The standard target is a slope of roughly six inches over the first ten feet away from the house. Achieving it on an established lot means adding compacted clay fill against the foundation, not topsoil, mulch or the bagged garden soil that ends up there over the years. Those hold water. Clay fill, compacted and then capped with a thin layer of topsoil and sod or seed, sheds it.
Window wells, hose bibs, siding clearance and crawlspace vents all constrain how high fill can go, and on some Lexington ranches from the 1950s and 60s the siding sits so low that positive grade is only possible by lowering the yard beyond the first ten feet instead of raising it at the wall. That is still grading, just in the other direction.
A swale is a broad, shallow channel graded to carry surface water along a path to an outlet. Done right it is a few inches deep, several feet wide, mowable, and invisible until it rains. Along a side property line it collects water from both the house side and the neighbor side and carries it to the street or the rear. Across a back yard it intercepts water coming downhill before it reaches the patio.
LFUCG's own stormwater manual requires constructed swales in residential developments for drainage areas above an acre and sets easement widths for them, so the swale along many Lexington rear lot lines is not decorative; it is the designed outlet for the block. Filling it, fencing across it or building a shed in it is a common cause of flooding several houses down. Part of a grading job is finding that swale, re-establishing its fall, and connecting your lot to it.
Where flow is heavy or the slope is steep enough to erode, the swale gets armored: a dry creek bed of river rock over fabric, with larger stone at bends and the outlet. It carries a storm without washing out, and it looks like a landscape feature rather than a ditch.
Reshaping a lot on Inner Bluegrass limestone comes with one rule that does not apply in most of the country: we do not grade to concentrate water into a depression that takes it. The Kentucky Geological Survey warns that karst aquifers deliver whatever enters them to groundwater unfiltered, and that concentrated drainage into a sinkhole washes soil into the void below and can lead to cover collapse. A dish in the lawn that never holds water for long is a feature we design around, not toward.
The same caution applies to filling. Dumping fill into a depression to level a yard does not close a sinkhole; it adds weight over a void and hides the evidence. If a low spot on your lot is deepening or has opened up, that is a conversation with a geotechnical engineer first, and KGS asks that cover-collapse sinkholes be reported through its online tool.
Questions
Turf areas drain reliably at 2 percent, which is about a quarter inch per foot. Swales should hold at least 1 percent so water keeps moving. Against the foundation the target is steeper, roughly 6 inches over the first 10 feet. On very flat Lexington lots, hitting those numbers everywhere is not possible, so the design puts the fall where it matters most.
Regraded areas are disturbed and get seeded or sodded afterward. Where only a few inches of fill are added, existing turf is sometimes lifted and relaid. The spring and fall seeding windows in central Kentucky are the best times for grass to re-establish; midsummer regrading is better finished with sod.
Yes, but a berm only works if the water it stops has somewhere else to go, otherwise it ponds against the berm. The usual fix is a berm or swale along the line that collects the runoff and carries it along the property to the street or rear outlet. Grading that sends water back onto the neighbor is not something we do.
A real one is a lined, armored swale that carries stormwater without eroding, and it is the right tool where a grass swale would wash out. The stone over fabric handles flow; the look is a bonus. A row of river rock laid on the surface with no grade and no fabric is decorative, and it fills with silt.
