French Drain Installation in Lexington, KY

A French drain collects water that is sitting in or on the soil and gives it a gravity path to somewhere better. In Lexington that means getting through a silt loam cap into the clay below, holding fall across a nearly flat lot, and finding an outlet that is not a sinkhole.

What a French drain does, and what it does not do

A French drain is a trench with perforated pipe at the bottom, surrounded by washed stone, wrapped in a filter fabric and sloped toward an outlet. Water in the soil moves toward the trench because the stone is far more open than the surrounding ground, drops into the pipe, and runs downhill. It works on subsurface water and on surface water that can get into the trench. It does not work on water that has nowhere to run to.

That last point matters more in Lexington than in most places. The USDA-NRCS descriptions for Maury and McAfee soils, the two most common series across Fayette County uplands, put a clay-rich subsoil starting just 7 to 9 inches down. A shallow trench that stays in the silt loam collects very little; a trench cut into the clay collects water that has been perched there since the last rain. Depth and fall are the design, not the pipe.

How a French drain gets built on a Lexington lot

Layout starts at the outlet and works backward. We find the lowest legitimate discharge point - a curb, a rear swale, a storm inlet, a daylight point on a slope - and shoot grades from there to the wet area. Every foot of trench needs to fall toward that point. Where the lot is flat, that often means the trench starts shallow near the house and finishes deep near the outlet, and it determines how long a run is even possible.

The trench itself is typically 12 to 18 inches wide and as deep as the fall allows. Utilities are located through Kentucky 811 before the first shovel goes in. A non-woven geotextile lines the trench, a few inches of washed stone go in the bottom, then the perforated pipe with holes down, then stone to within a few inches of grade. The fabric is folded over the top of the stone so silt cannot migrate in from above. Wrapping only the pipe in a sock, the common shortcut, lets Bluegrass clay fines pack against the pipe and choke it.

At the low end the pipe transitions to solid wall and runs to the outlet. Where the outlet is a lawn area, a pop-up emitter lets water out and closes when dry. Where it is a curb, a core-drilled curb cut or an approved curb outlet carries flow to the gutter. Cleanouts go at direction changes so the line can be flushed years from now.

Why French drains fail in the Bluegrass, and how to avoid it

The first failure is a flat or reverse-graded section. Water sits in the low spot, the stone stays saturated, and the area around it gets wetter than before. The second is fines. Lexington's clay subsoil produces very fine particles that move with water, and without fabric between the stone and the soil, the stone fills in over a few seasons. The third is the outlet: a drain that ends in a buried pipe with no discharge, or one that dumps into a low spot with no escape, has just moved the pond a few feet.

The fourth failure is specific to karst. Some Lexington lots have a depression that seems like the obvious place to send water because it already disappears there. That depression is often a sinkhole connected to solution channels in the Lexington Limestone. The Kentucky Geological Survey warns that water entering a karst aquifer carries pollutants straight to groundwater unfiltered, and that concentrating flow into a sinkhole can move soil into the void below and trigger a cover collapse. A French drain that outlets into a sinkhole is not a drainage solution. It is a future hole.

French drains for foundations versus French drains for lawns

A foundation drain, sometimes called a footing drain or curtain drain, runs alongside the house at the depth of the footing or just above it to intercept water before it reaches the basement or crawlspace wall. It is deeper, usually paired with a waterproofing membrane on the wall, and often ties to a sump if there is no gravity outlet. A lawn French drain runs across a wet area of the yard, is shallower, and exists to dry out turf and beds rather than to protect a structure.

Many Lexington homes need a hybrid: a curtain drain a few feet out from the foundation on the uphill side, intercepting surface and subsurface water coming toward the house, combined with downspout lines feeding the same trunk. The assessment sorts out which you need. Putting a shallow lawn drain against a wet foundation is a common way to spend money without fixing the basement.

  • Consistent fall from the collection area to the outlet, checked with a level, not eyeballed
  • Non-woven geotextile lining the whole trench, wrapped over the top of the stone
  • Washed drainage stone, not crusher run or pea gravel that packs tight
  • Rigid or heavy-wall perforated pipe, perforations down, with solid pipe to the outlet
  • Cleanouts at turns and at the head of the run
  • An outlet that actually discharges: curb, swale, daylight or pop-up emitter
  • Utilities located through Kentucky 811 before excavation
  • Topsoil and seed or sod over the trench when done

How deep does a French drain need to be in Lexington?

Deep enough to reach the water and shallow enough to still fall to the outlet. On typical Maury and McAfee soils the clay that perches water starts under a foot down, so a lawn drain is usually 18 to 30 inches at the collection end. A foundation drain goes to footing depth. On McAfee soils, limestone can be as shallow as 20 inches, which sometimes limits depth and changes the design.

Can a French drain outlet into the street?

Often, yes, through a curb cut or an approved curb outlet that discharges to the gutter, which feeds Lexington's storm sewer system. That system carries water directly to creeks with no treatment, so nothing but clean stormwater can go into it. Whether a curb outlet is workable depends on the fall from your wet area to the curb; on a flat lot it may not be.

Will the trench tear up my yard?

There is no way to install a French drain without a trench, but the trench is narrow and the yard gets topsoil and seed or sod when it is closed. Sod over the trench is the fastest way to make it disappear; seeded areas take a season. Beds and hardscape along the route are discussed before the work starts.

How long does a French drain last?

Built with fabric-lined trenches, washed stone and a real outlet, a French drain in Bluegrass clay should work for decades. Installed with a sock-wrapped pipe in a bare trench, they commonly silt up in a few years. Cleanouts let the line be flushed if it ever slows down.
