Woodford County is the heart of the Inner Bluegrass, and its soils are the same Maury and McAfee series the USDA-NRCS describes for Fayette County: a silt loam surface less than a foot thick over clay, with McAfee sitting on limestone at 20 to 40 inches. Under a horse farm with deep-rooted grass and a century of undisturbed structure, that profile drains well. Under a house lot that was graded with a dozer, it does not. The clay is at or near the surface and the yard holds water.

Glenns Creek and its tributaries carry Versailles' surface water toward the Kentucky River, and much of town has enough roll to give lots a natural outlet. The problems are in the flat saddles and at the foundation, where roof water lands on compacted clay and stays.

Around the courthouse square and out the bypass

In the older blocks around Main Street and the courthouse, the houses are frame and brick on stone or block foundations with basements and cellars that take water at the cove joint every spring. Downspouts that end at the wall are the first fix, then positive grade with clay fill against the foundation, then a curtain drain along the uphill side if yard water is still reaching the basement.

Newer neighborhoods off the bypass and along US 60 toward Lexington were built with rear-lot swales as the designed outlet. When the swale has been filled or fenced, the low corner of the yard becomes a pond, and the fix is re-establishing the swale and carrying downspouts to it. Where the lot is one of the flat ones, a lawn basin on a solid line to the street replaces fall that does not exist.

What the horse farms know that house lots forget

Woodford County's farms manage water on the same soil as the town, and they do it almost entirely on the surface: broad swales between fields, culverts under lanes, and pasture that has never been compacted by a dozer. A house lot in Versailles inherits the soil but not the structure, and the difference is what a shovel finds a few inches down. On an undisturbed Maury profile the silt loam runs 9 inches and the clay below has structure that passes water at a moderate rate, per the USDA-NRCS. On a graded lot the clay is smeared, compacted and often right under the sod.

Two practical consequences. First, aeration and topdressing help the grass but do not fix the drainage, because the problem is a foot down. Second, surface tools work well here: a mowable swale along the side yard, positive grade off the foundation, and downspouts carried to the street handle a great deal of Versailles' standing water without a single perforated pipe. French drains come in where water is perched against a foundation or in a strip that cannot be graded to an edge. Sumps are for basements that still take water after all of that is done, which in a town of older houses with cellars is a real share of them.

Karst in Woodford County

Woodford County has the springs, sinkholes and sinking streams that the Kentucky Geological Survey describes across the Inner Bluegrass, and lots in and around Versailles can have a depression that takes water. Under KGS's guidance that depression is a connection to groundwater, not an outlet, and no collected water is piped into it. If a depression on your lot is deepening, that gets a geotechnical look before drainage work happens nearby.
