Why Lexington yards hold water

The Bluegrass grows famous grass and horses on a landscape that is, hydrologically, a little strange: thin soil over clay over dissolving limestone, drained partly by creeks and partly by underground channels. Here is what that means for the puddle in your side yard, with sources.

The rock underneath: Ordovician limestone that dissolves

The Kentucky Geological Survey's county summary describes all of Fayette County's bedrock as Ordovician in age, roughly 450 million years old, with the Lexington Limestone as the dominant unit - mostly limestone with some shale - beneath the gently rolling upland that Lexington is built on. Elevation runs from about 1,070 feet near Coletown down to about 549 feet where the Kentucky River leaves the county at Valley View, and the oldest rock in the county shows up in the cliffs of the Kentucky River Palisades along the southern boundary.

Limestone is soluble. As KGS puts it, the rock is slowly dissolved by weak acids found naturally in rain and soil water, over hundreds of thousands of years, as water moves along fractures. The result is karst: a landscape drained partly from below, marked by springs, sinkholes and sinking creeks. KGS notes that about 40 percent of Kentucky is underlain by rock with potential for karst development and about 20 percent has well-developed karst, and it identifies the Inner Bluegrass around Lexington as the state's second largest karst area after the Western Pennyroyal.

McConnell Springs, inside the city, is KGS's own example of a karst window where you can look into the ground and see the groundwater system. Most lots do not have a spring, but many have a depression that takes water faster than the rest of the yard. That is the same system.

The soil on top: silt loam over clay over rock

The two signature soils of the Inner Bluegrass are the Maury and McAfee series, both formed in material weathered from phosphatic limestone. The USDA-NRCS official series description for Maury, whose type location is in Fayette County near the I-64/I-75 interchange, shows a silt loam surface about 9 inches thick, then silty clay loam, silty clay and clay continuing to about 53 inches. Maury is classed as well drained with moderate permeability, and in a pasture with its full profile intact it drains fine. On a subdivision lot with the top 9 inches scraped off and the clay compacted by equipment, it does not.

McAfee is shallower. NRCS shows a surface layer about 7 inches thick over a clay subsoil, with hard phosphatic limestone bedrock at 20 to 40 inches - the type pedon hits rock at 32 inches - and permeability rated moderately slow. A basement, a footing or even a deep French drain trench in McAfee ground can run into rock, and water perches on the clay above it with nowhere to go but sideways.

KGS's land-use notes for Fayette County add a structural wrinkle: the clay-rich soils here can swell when they take on water from percolation, drains, lawn sprinklers or leaking lines, and swelling soil can put several tons per square foot of pressure on a foundation. The same notes describe seepage at the contact between permeable limestone and less permeable shale as a cause of wet basements and foundation disturbance. Wet clay against a Lexington foundation is a load, not just a leak.

The rain: roughly 50 inches a year, front-loaded into spring

The National Weather Service office in Louisville publishes 1991-2020 climate normals for Lexington. Normal annual precipitation is 49.84 inches, so roughly 50 inches. The wettest month is May at 5.44 inches, followed by July at 5.12 and June at 4.96; March and April both top 4.4 inches. The driest stretch is late summer into fall, with September at 3.42 and November at 3.37 inches. Normal snowfall is about 14.5 inches a year.

The pattern matters as much as the total. Roughly 24 inches of rain falls from March through July, landing on clay that has spent the winter saturated and frozen. That is when the low spot in the yard becomes a pond, when downspout splash blocks are overwhelmed, and when water shows up at basement cove joints. A drainage system that handles a May thunderstorm on soaked ground is designed for the actual problem; one that handles an October shower is not.

Winter brings the other failure mode: a sump discharge line or pop-up emitter that freezes, backing water up into the basement on the thaw. Freeze-protected outlets are part of any Lexington design for that reason.

Where the water goes: seven urban watersheds and the Kentucky River

Lexington-Fayette Urban County Government tracks seven urban watersheds - Cane Run, East Hickman, North Elkhorn, South Elkhorn, Town Branch, West Hickman and Wolf Run - plus rural ones. Town Branch, the creek the city was founded on, runs through central and northwest Fayette County and, according to LFUCG, leaves the county to join South Elkhorn Creek on its way to the Kentucky River; LFUCG also notes three known karst basins within the Town Branch watershed. Cane Run covers about 45 square miles, starts in central Fayette County and flows north into Scott County to North Elkhorn Creek, and its Royal Spring karst basin supplies drinking water to Georgetown.

That last fact is why the sinkhole in someone's back yard is a public matter. Water that enters a karst aquifer in Lexington can come out of a spring miles away that a town drinks from. KGS is explicit that sewage, paint, motor oil, pesticides and other pollutants are not filtered from water entering a karst aquifer. Routing a driveway drain or a downspout into a sinkhole is legal nowhere in good practice, and it also moves soil into the void below, which KGS identifies as how cover-collapse sinkholes get started.

The public side of the system is LFUCG's storm sewer network, which the city notes collects runoff from roads, yards, roofs and parking lots and discharges it directly into creeks and streams without treatment, separate from the sanitary sewer. It is funded by the Water Quality Management Fee: every developed parcel pays, single-family homes pay a flat one Equivalent Residential Unit per month, an ERU being defined as 2,500 square feet of impervious surface, at a rate of $6.18 per ERU as of July 1, 2026. The fee exists because of a consent decree with the EPA and the Commonwealth over Clean Water Act violations. It maintains the public pipes and inlets; it does not fix your yard.

Why so many Lexington lots have no fall

The Inner Bluegrass is gently rolling, and the gentle part is the problem. Lots on the crest of a roll drain everywhere; lots in the shallow saddles between rolls drain nowhere. Subdivision grading typically sets the house high and uses most of the available fall at the front, so the back yard is flat and receives roof water from the house plus runoff from neighbors on either side.

LFUCG's stormwater manual requires constructed swales in single-family, two-family and townhouse developments for drainage areas above one acre and sets drainage easement widths for them, so newer neighborhoods do have a designed outlet along the rear or side lot lines. But those swales fill with fill dirt, fences, sheds and years of grass clippings. Finding the swale your block was designed around and re-establishing your lot's fall to it is often the entire fix.

Older neighborhoods have the opposite history: no designed swale, decades of settled backfill against the foundation, and mature trees whose roots have found every French drain ever installed. Positive grade at the wall and clean downspout routing solve more of those than any pipe.

What this means for how a Lexington drain gets designed

First, find the outlet before anything else. On Bluegrass clay a drain cannot rely on soaking into the soil, so the design has to end at a curb, a swale, a daylight point or a pump. Second, get into the clay. A trench that stays in the silt loam collects nothing; the perched water is on top of the clay and the trench has to reach it. Third, line the trench with fabric, because Bluegrass clay fines will fill unlined stone in a few seasons.

Fourth, respect the karst. A depression that takes water is not a free outlet; it is a connection to the same aquifer that feeds springs and, in Georgetown's case, a public water supply. If a depression on a lot is deepening or has opened, KGS asks that cover-collapse sinkholes be reported through its online tool, and a geotechnical look comes before any drainage work nearby. Fifth, plan for freeze, because the outlet that works in May has to work in January.

None of that is exotic. It is the ordinary drainage trade applied to a specific and well-documented piece of ground. The sources below are where the facts on this page came from; the puddle in your yard is where they show up.

Is my whole yard on top of a cave?

Almost certainly not a cave you could walk in. Karst in the Inner Bluegrass mostly means dissolved fractures and small solution channels in the Lexington Limestone that carry water underground to springs. KGS notes that collapse of an actual cave roof is the rarest way a sinkhole forms; most are gradual slumping of soil into dissolution features. It does mean depressions that take water should be treated as connected to groundwater, not as convenient drains.

Does the Water Quality Management Fee mean the city will fix my yard drainage?

No. The fee, one ERU per month for a single-family home, funds the public storm sewer system and water quality projects required under the city's consent decree. Drainage on private property between your downspouts and the curb is the owner's responsibility. Problems with a public inlet, pipe or street flooding can be reported to the city; a soggy back yard is a private job.

Why does the soil survey say Maury is well drained when my Maury yard is a swamp?

Because the survey describes the natural, undisturbed profile: 9 inches of silt loam over structured clay that, under pasture with deep roots, passes water at a moderate rate. A house lot has had that surface stripped and the clay compacted by construction equipment, then thin topsoil and sod laid on top. Compacted clay behaves nothing like the undisturbed profile the survey rates.
